Furnace Replacement Cost in BC (2026)
Table of Contents
In 2026, replacing a gas furnace in Metro Vancouver and the North Shore typically costs about $5,000 to $9,000 installed for a standard high-efficiency model. Two-stage and modulating furnaces cost more, about $7,000 to $11,000. Venting, ductwork, gas line and electrical changes can add $500 to $3,000 or more. These are approximate ranges; your exact price depends on the house.

What affects the price
1. Efficiency and type of furnace.
New gas furnaces for homes in Canada are almost all high-efficiency condensing models (95% AFUE or better). The difference in price comes from how they run:
- Single-stage runs at full power or not at all. It is the simplest and cheapest.
- Two-stage runs on low most of the time. It is quieter, keeps a more even temperature and costs a bit less to run.
- Modulating adjusts in small steps. It gives the most even comfort and the lowest gas use, but costs the most up front.
2. Venting.
Older furnaces vent through a metal flue or chimney. High-efficiency furnaces vent through plastic pipe to an outside wall. In older North Vancouver and West Vancouver houses, the new vent route and condensate drain are often the biggest variables in the quote. If an old gas water heater shares the chimney, it may need a chimney liner.
3. Size and ductwork.
A furnace must be sized to the house, not simply matched to the old one. Many older furnaces are oversized. We check the home and the duct system. Undersized or leaky ducts can make a new furnace noisy and less efficient. Fixing them adds cost but often solves comfort problems.
4. Location and access.
A furnace in a tight crawlspace, attic or finished basement closet takes longer to remove and install than one in an open mechanical room.
5. Gas line and electrical.
Some installs need a larger gas line, a new shut-off valve or a dedicated circuit.
6. Adding cooling.
If you plan to add air conditioning or a heat pump, it is usually cheaper to do it at the same time as the furnace.
Rebates for furnace replacement in BC
Rebates change often, so check before you buy:
- FortisBC has offered rebates for replacing older gas furnaces with ENERGY STAR high-efficiency models, plus larger offers for some income-qualified households. Amounts and deadlines change during the year. Check the current offer on the FortisBC rebates page.
- Dual-fuel systems (a heat pump with a gas furnace backup) have qualified for larger FortisBC rebates than a furnace alone.
- Heat pump rebates through CleanBC and some municipalities can be large. See our BC heat pump rebate guide if you are thinking about switching.
Most programs need the work done by a licensed contractor, an eligible model, and an invoice with the model and serial number. We give you the paperwork you need to apply.
Repair or replace?
Replacement usually makes sense when:
- The furnace is 15 to 20 years old or more
- A major part has failed, such as the heat exchanger, control board or blower motor, and the repair costs more than about a third of a new furnace
- Your gas bills keep rising and the house heats unevenly
- You smell gas or a technician finds a cracked heat exchanger (a safety issue)
- Parts for your model are hard to get
If the furnace is under 10 years old and the problem is a single part, repair is usually the better value. Regular furnace maintenance helps a furnace reach the long end of its lifespan.
Furnace or heat pump?
Many North Shore homeowners now compare a new furnace with a heat pump. Our mild, wet winters suit heat pumps well. A dual-fuel system keeps the furnace for the coldest days. Read our heat pump vs furnace comparison for running costs and comfort.
